The Zoning Board of Appeals (ZBA) consists of seven members who are appointed by the Board of Trustees. The Planning Commission and the Township Board each have a representative that serves as a liaison to the ZBA. Members are appointed to three-year terms.

The ZBA is a semi-judicial body which hears and acts on matters relating to the zoning ordinance:

  • Appeal of an administrative decision
  • Variance from the standards contained in the zoning ordinance
  • Sign variances
  • Use variances
  • Zoning ordinance interpretations.

In order for a variance to be considered, the applicant must demonstrate certain conditions exist. These conditions are defined by state statue and are summarized below. Variances should only be granted when the applicant can show “practical difficulty,” meaning a unique situation on their property that functionally prevents them from complying with the Zoning Ordinance.

  1. An exceptional or extraordinary condition exists and compliance with Township standards would render conformity unnecessarily burdensome.
  2. The practical difficulty is unique to the site and different than other properties in the same zoning district or vicinity.
  3. The situation is not self-created.
  4. The request would provide substantial justice by preserving property rights similar to the majority of other properties in the same zoning district or vicinity.
  5. The variance is the minimum necessary to grant relief from the practical difficulty.
  6. The request complies with other state and federal laws.

Meetings

ZBA meets at 7 PM on the third Wednesday of each month unless otherwise noted.

Meetings are held at the Township's Municipal Offices 44405 Six Mile Road.
